The St. Cloud project is a two story, 10,000 SF facility located in Loveland, Colorado. COLLAB has been involved from the core and shell design, and now to the tenant improvements happening within the building. There will be a total of four separate tenant improvement spaces within the core and shell structure. The design team was able to work with the developer to not only create an aesthetic core and shell, but able to provide attractive, desirable tenant finish spaces for future tenants. Below are the conceptual renderings from the project.
There was a tremendous focus on incorporating natural light and creating symmetry within the design. The main foyer and balcony feature a large window and wood paneled ceiling. this helps creates an inviting warm space between the separate tenant offices. We also incorporated patios and decks off of each of the tenant spaces to give them an outdoor space for employees to enjoy lunch or convene for meetings. From the 2nd floor, the building has great views of Longs Peak.
The first two tenant improvements were on the east wing of the building. Hub Insurance went into the 1st floor office. The program for Hub was centered around creating a clean, modern office space with separate areas for different business functions. There is an open office area with cubicles along with private offices, a conference room, and kitchenette/break room area. They also have a covered patio with access off the rear of the building. Rabo is in the 2nd floor space on the east wing of the building. The program for their space included an entry/waiting area, an open office space with cubicles, a conference room, private offices, a large kitchen and storage area, and a training room. They also have a covered deck off the back of the building.
We are in design for the remaining tenants on the west wing of the building. Below are some renderings for what will be the home Chayah Consulting. They will be in the 2nd floor space with a focus on creating an open and collaborative work environment. The office will feature individual workspaces as well as communal workspaces. There will also be a reception area, two private offices, kitchenette, and printer area with storage.
It’s been such a joy to see this ground-up structure come to life! Once things start to bloom, we will be getting some drone footage and better exterior footage of this project which will better showcase the symmetry and other design elements at play with the exterior.
